Scope of Services
Complete Realty Solutions acts as a trusted property consultancy partner for builders and property
owners, facilitating connections with corporate clients and other potential tenants or buyers. Our role
is to showcase properties as per the client's requirements and ensure smooth transactions between
all parties involved.
Terms for Owners/Builders

Information Sharing: Owners or builders are required to provide comprehensive details about
their property, including: Legal status and documentation, Physical specifications, layout plans,
building approvals, licenses, compliance-related information, fit-out/workstation details, wiring,
networking, furniture, power backup systems, the property passbook, Encumbrance Certificate
(EC), government survey report, Form 1B, and Adangal.

Marketing Permissions: Owners or builders grant Complete Realty Solutions permission to
promote the property through digital platforms, including websites, social media, and online
marketing campaigns.

Site Access and Representation: Owners or their representatives must provide Complete Realty
Solutions with physical access to the property for inspections and allow photography or
videography for presentation to prospective clients. No restrictions on the number of client visits
to the property should be imposed, except as previously agreed.

Payment Obligations:
- The consultancy fee must be paid upon receipt of an advance from the client or upon signing of the agreement, whichever occurs first.
- Payments must be completed within the stipulated time of invoice receipt (e.g., within 30 days). Late payments may attract interest charges at a rate of 36% per annum.

Prior Client Disclosures: If the builder or owner has prior discussions with a client introduced by
Complete Realty Solutions or another agent, they must disclose this in writing within six (6) hours
of becoming aware of it. Even if the builder or owner knows the customer before the introduction
by Complete Realty Solutions, the consultancy fee must still be paid.

Regulatory Compliance: All required permissions, licenses, and approvals from relevant
authorities must be obtained by the owner or builder. Complete Realty Solutions does not
assume responsibility for regulatory compliance unless expressly agreed upon in advance.

Closure with Other Agents: If the property is transacted through another agent after being
introduced by Complete Realty Solutions, the agreed consultancy fee remains payable to
Complete Realty Solutions by the builder or owner.

Ethical Practices: Complete Realty Solutions maintains a zero-tolerance policy towards bribery or
unethical practices. We are committed to transparent and fair dealings.

Consultancy Fees:
- For rental transactions: Complete Realty Solutions charges a consultancy fee equivalent to one month's rent.
- For property sales: A fee of 1% of the total sale value is applicable.
Legal Jurisdiction
In the event of any legal disputes, the jurisdiction will be limited to the courts within Guntur, Andhra Pradesh.
